Brewin Dolphin, one of the UK’s largest independent investment managers for private clients is delighted to confirm that in June 2013 it will be moving to Atria Edinburgh, the City of Edinburgh Council’s landmark Grade A office development located next to the EICC (Edinburgh International Conference Centre). This new development is presently under construction in the heart of Edinburgh’s premier business district.

Brewin Dolphin (BD) is consolidating its three offices in Edinburgh: the Investment Management teams in Drumsheugh Gardens; Stocktrade the Execution-only broking operation in George Street and its Business Support and Risk & Regulation departments in Princes Street. The BD Group is taking circa 48,000 sq ft of office accommodation in Atria One over two levels on a long term FRI lease and  planning to relocate upon project completion, occupying the entire 5th floor and part of the 6th floor, totalling over 25% of the building.

Marc Wilkinson, Head of Brewin Dolphin in Edinburgh said: “We are delighted to be moving into Atria One where we will be positioned in the heart of Edinburgh’s business district, with excellent facilities for our clients. This consolidation will give us further room for expansion in the future and it will be very positive to bring all Brewin Dolphin staff in Edinburgh under one roof. We are excited about the move and are already working with the design team and contractor on our fit out.”

Jenny Dawe, Leader of the City of Edinburgh Council said:  “Atria Edinburgh is a key development for the city and it is fantastic that we are able to announce Brewin Dolphin locating to Atria One.  It is a top quality building that will be a fitting home for such a well-known company. To have secured a tenant of this calibre a year ahead of completion is quite exceptional.”

Keith Dobson, Director and Head of Edinburgh Commercial at Savills and agent for Brewin Dolphin said “We are pleased to have secured the best consolidation option available in the city. The quality of location and accommodation provided by Atria One coupled with the completion timeframe matches Brewin Dolphin’s aspirations and will provide a fantastic office for the company.”

Hugh Rutherford, partner at Montagu Evans, joint letting agent, added:  “We are extremely excited to welcome Brewin Dolphin to Atria Edinburgh.  It is an important letting for us and we are confident that occupiers of a similar standard can be attracted due to Atria’s excellent credentials.

“The severe shortage of Grade A office space in the city centre, the lack of new development and the number of existing occupiers in Edinburgh who have forthcoming lease breaks or terminations means that it is an ideal time for Atria.  We would definitely encourage occupiers to consider pre-letting opportunities or they may be left with few, if any, alternative options.”

The Brewin Dolphin Group provides a complete investment management and financial planning service for private investors, charities and pension funds. Stocktrade is the Group’s Execution-Only telephone and on-line dealing division. Brewin Dolphin is a FTSE 250 company, the group manages over £24 billion of funds for over 130,000 private clients, charities and pension funds and of this £15.6 billion is on a discretionary basis.

Atria Edinburgh is split between two buildings and is the only speculative city centre office building in the UK outside London and the South East to offer more than 100,000 sq ft by early 2013.  Atria One comprises 186,519 sq ft of highly efficient, flexible floor plates (up to 32,000 sq ft) over seven floors and the smaller Atria Two provides 13,218 sq ft split over two office levels.  Both buildings will be available for tenant occupation in the first quarter of 2013.

Atria Edinburgh is being marketed for let by joint agents Jones Lang LaSalle and Montagu Evans.
